Home buyer challenge?


The Home Buyer Challenge is a system set up by Jess Deleo, a licensed Virginia Realtor, to help break down the walls of home buying into approachable and manageable tasks. For one week you’ll receive a daily email with one task attached to help you check off the list of to-dos that make it possible to start your home search and make your first offer!

  • LESSON ONE

    LENDERS + MORTGAGES

    Before we can start looking for your home we have to know your budget. Let me help you take the mystery out of the money! This section will explain why you need a loan officer, what they’ll need from you, and how checking off this step helps you get to the good stuff!

  • LESSON TWO

    REALTORS + HOME HUNTING

    Looking at homes is what you’ve been waiting to do! Let’s get you off of Zillow and in the front door. This lesson will teach you why you want a Realtor as your home buying partner and what you can expect as you search for your new home.

  • LESSON THREE

    OFFERS + NEGOTIATIONS

    When you find a home you love it’s time to put in an offer. Your agent facilitates your offer and the negotiations but you should know what options are available to you. This lesson teaches you the basics of your contract, offers, and the terms you can negotiate.

  • LESSON FOUR

    INSPECTORS + APPRAISALS

    Once your offer is accepted by a seller it’s time to get your home inspected. This lessons reviews the duty of an inspector, what you can expect during your inspection, and what you should be prepared to do once you have an accepted offer.

  • LESSON FIVE

    CLOSING + OWNERSHIP

    The day you are handed the keys to your home will be one of the most exciting days yet. This final lesson reviews what you should bring to closing, what all that paperwork really means, and what it’s like to become a #happyhomeowner.

  • I primarily work in Richmond city (The Museum District, The Fan, Lakeside, Bellevue, Malvern Garden, Carytown, Church Hill, Scott’s Addition, etc), Henrico (the Near West End, Short Pump, Manakin Sabot, Rockville, Rocketts Landing, etc.) North Chesterfield (Bonair, Westover Hills, Forest Hill, etc) and Midlothian (RounTrey, Hallsley, Magnolia Green, etc.) While these are the main areas that I service, I also work in Goochland, Powhatan, Mechanicsville, and Hanover if that is where my clients live or are searching.

  • Yes, I work in Richmond city and the surrounding counties. I am licensed in Virginia as a whole but there are so many nuances to other areas that I’d prefer you have the most knowledgeable agent for those areas. If you need a referral though please let me know! I have trusted partners across the state and across the country I can connect you with.

  • I work with clients looking for or selling condos, townhomes, single family homes, and new construction homes.

  • The commission is predetermined between the listing agent and the seller. The commission is not an upfront, cash out of pocket expense for the buyers. It is paid at closing.

  • I typically start working with my sellers 3-6 months prior to listing. However, I am happy to chat with you any time before you choose to sell, whether that’s two weeks before or an entire year.

    I typically start working with my buyers about 30 days prior to starting their search and about 6 months before they are ready to move. However, I have started helping clients prepare to buy a year and a half before they want or need to move.

  • I’ve worked with many national and local builders. I also work to maintain relationships with many HBAR associated builders that I haven’t had the opportunity to work with yet. The builders I have worked with include: A Home Place, River City Custom Homes, Main Street Homes, Eagle Construction, Ryan Homes, Stanley Martin Homes, Balducci Builders, Front Porch Builders, and CraftMaster Homes.

  • Yes, if you have land already and want help navigating the building process I can help with that.
