Have you been looking into building a new home? Whether building is your first choice or an option you’re exploring because of the low inventory in the housing market new home construction is a great way to go. As someone who has recently built a new home, helped countless buyers purchase new construction homes, and have represented a builder for multiple years I can tell you that buying and building a new construction home isn’t as easy-peasy as it may sound.

Over the last few years I’ve had a significant increase in demand from buyers who are interested in building a new home. Our initial phone call typically starts with the question “How does building on my own land work?” That’s a much deeper answer than most a ready for. (I dive into the difference between buying your own land and buying a lot in in this post.) Typically the conversation morphs into talking about how to approach new construction, what the options are as a buyer looking to build, and how I can help during the new construction process. I touch on the different types of new construction and a bit on financing on my YouTube channel in this video, but the bigger takeaway from these initial conversations is gaining an understanding of how new construction works for buyers and how I help them through what is typically a year long construction period.

Now, you may be asking yourself “Don’t most builders have models I can just walk into and talk to someone?” Yes, yes they do. The thing to know is that the people in those model homes represent the builder. Doing their job means doing what is in the best interest of the builder (as they should) but that also might mean not providing every detail about the process, pointing out some key clauses in the contract, or disclosing some important info (can you say “new highway coming?”)

  1. A REALTOR®, specifically one well versed in new construction, is more familiar with builder contracts and the fine print about deposits, deadlines, and finishes.

  2. A REALTOR® knows the right questions to ask; think questions about the lot’s topography, the number and types of walkthroughs you get as the buyer, the selections you’re able to make, etc.

  3. A REALTOR® can help you find a lot in a development or a piece of land to build on.

  4. A REALTOR® can help determine the right builder(s) for you.

  5. A REALTOR® represents you and can help you navigate the waters if something goes wrong in your build - whether that’s seeking the advice of an attorney or working out the resolution with the builder.
